James E. Gardiner Jr. started Ace Paint Contracting in 1988 doing residential work, and built the company on relationships with the best residential contractors in the area. The work widened from there: churches, schools, medical facilities, state and federal government buildings, LEED-certified projects, restored historical buildings and multi-family facilities.
The numbers that matter are the quiet ones. Our headcount moves over the course of a year, but the core group of our employees averages ten years with this company. On a painting crew that is the difference between a wall that looks right on handover day and one that still looks right in five years.

Spray gun, roller and brush, with oil-based, water-based and epoxy paints chosen for the substrate rather than the schedule.

Not everything gets painted.
Cabins, porte-cocheres, staircases and built-in joinery get stained and finished instead, and the tone has to carry across every board in the room. Wood moves, drinks unevenly, and shows the difference between two batches under a window. It is a different discipline from painting a wall, and it is a large part of what we do around East Texas.
How a job runs
Step 01
We look at the actual substrate, not a plan set. Block, drywall, wood and metal each want a different product, and the room's use decides the sheen before anything else does.
Step 02
Schools, churches and clinics stay open. Sequencing decides which rooms come out of service and when, so the work fits the building's calendar instead of the other way around.
Step 03
East Texas humidity finds every surface that was not cleaned, filled or primed properly. Most of what fails on a repaint failed at prep, years before the coating gave up.
Step 04
Spray for coverage, roll for build, brush for the lines that people actually stand next to. Then a walk with whoever signs off, and we fix what they point at.
A named job
Gym walls are the hardest room in a school to finish. The block is porous, the light is unforgiving, and a mascot has to read cleanly from the far bleachers. Ace paints the field, lays out the graphic, and cuts it by hand.
